Set within the historic centre of a small 11th C stone village, with breath-taking nature at your doorstep, this 139 m2 house has been beautifully restored and contains modern amenities making it 'move-in ready'.

You enter the home through a sunny, 32 m2 private courtyard. Neighbours are respectful, friendly and can care for your home when you're not there. There's also an original sand-floor cave that spans the entire length of the ground floor accessible both my the dining room and the street and measures 52 m2. It currently stores water purifiers, bicycles, and unused furniture, but could be put to better use!
The elevated ground floor hosts a large open plan living room. The original stone walls keep in the heat during the Winter and enable the house to stay cool in the Summer. The living room leads into an airy West-facing dining and kitchen area, including breakfast nook. It measures 52 m2.
Upstairs on the first floor you'll find two double bedrooms one with an ensuite shower room. The landing hosts a large bathroom and WC with an original clawfoot bathtub, and a washing machine next door. Plus a secure storage room for linens or personal possessions. It measures 53 m2.
Upstairs on the second floor you'll find another large bedroom, which could be converted into an office space or second lounge, or the roof opened to create a roof terrace with views over the terracotta tiled rooftops.
The historic part of Gabian is a fortified village along the edge of La Thongue river. The village is inhabited all year round and the Mairie has done a fantastic job of ensuring valuable amenities for families and residents including football and boules terrains, walking paths, there's a cafe and a pharmacy, a primary school, and a world-class boulangerie.
The village is nestled amongst wineries and vineyards. The entrance to the village is marked by the stunning Chateau de Cassan, and 10 minutes up the road you'll find the famous wine town of Faugeres. Beautiful Mediterranean beaches are within 30-40 minutes, natural lakes you can swim in within 20 minutes, and there are a ton of awe-inspiring hikes in every direction so that photos like this one aren't a rarity.
The house is an easy 45-minute drive from the dynamism and culinary delights of Montpellier; 25-minute drive to Beziers with it's abundant commerce and quality medical facilities; 15-minutes from Pezenas, famous for being Molière's hometown as much as for it's many antique shops, and 5-minutes to Roujan where you'll find an excellent supermarket and restaurants. And it's only a 3hr train ride from Paris, Gare de Lyon.
We've lovingly restored this home spending as much time as possible working remotely from Gabian and taking the time to explore the surrounding National Parks, coastline, the world-class cities and quaint small towns, all while sampling the outstanding wines of the Languedoc region.
Due to unforeseen circumstances we're sad to be giving up a place we've considered our home-away-from-home and hope to find a buyer who will cherish it as much as we have.
